You can become either an Equity or Loan Partner.
As an Equity Partner you supply the required equity usually by way of cash. You are part of the project (but not actively involved) and may be on the title and loan. Your reward is usually by way of a percentage of the profit of the project.
As a Loan Partner you supply the required equity usually by way of cash in the form of a loan to the developer. You are not on the title and not on the loan of the project financier. Your reward is usually by way of a generous interest rate on the funds loaned.
